A new sustainable
office building in Milan
Twenty-six zero-impact floors
27,000 square metres of sustainable architecture. 121 metres high. 26 floors above ground. 4 floors underground. 225,000 photovoltaic modules allowing to generate 1 MW peak power and 700,000 kWhe per year. An innovative space designed for our people.
Innovative, energy-saving materials
The building uses sustainable materials that meet the highest international standards in terms of innovation and energy saving, and promotes a people-friendly environment.
Innovative design principles for a lower environmental impact
All production processes for the construction of the Gioia 22 tower prioritised the safety of materials, reusability and recovery, the use of renewable energy and water saving. The choice of materials was guided by the Cradle to Cradle principle. The basic idea is a choice of architectural materials allowing to minimise the impact on the environment. Furthermore, for both heating and cooling, Gioia 22 uses a water-fed system that doesn’t need refrigeration equipment, relying solely on the use of an innovative direct free cooling process.
Acknowledgements and certifications: embracing sustainability and well-being
This care in design has made Gioia 22 the first skyscraper in Italy with almost zero energy consumption - NZEB - NEARLY ZERO ENERGY BUILDING. The building was designed in such a way as to optimally absorb light and solar energy. The building has obtained Leed ® Core and Shell - Platinum level certification, with reference to the design and construction of sustainable mechanical, electrical, plumbing and fire-fighting systems.
